Utility Room LVT Flooring

The utility room is the hardest-working square metre in most British houses — washing machine vibration, tumble dryer heat, wet boots, mop water, dog paws and a constant trickle of grit walked in from the back door. Luxury vinyl flooring is the right answer for almost every utility room we quote on, and the spec we recommend nine times out of ten is a 0.55mm or 0.7mm wear layer in a glue-down format that runs continuously through to the adjoining kitchen or hallway.

Why LVT Is the Right Floor for a Utility Room

Utility rooms break floors. They have all the moisture exposure of a bathroom, all the foot traffic of a hallway, all the point-load risk of a kitchen, and on top of that the vibration and heat of white goods sitting on the surface. LVT is the only mainstream floor finish that handles all four challenges in one product. It is fully waterproof, dimensionally stable through wide temperature swings, hard enough to take the weight of a fully loaded washer-dryer without indenting, and quiet enough underfoot that you do not hear every washing-machine spin cycle through the house. Tile is colder, more brittle, more expensive to fit and unforgiving on dropped crockery. Engineered wood will cup the first time the dog comes in wet. Laminate swells the first time you overfill the sink. LVT does none of these things.

Wear Layer — Why We Recommend 0.55mm or 0.7mm

For a utility room we always recommend stepping up from the standard 0.3mm domestic spec. The room is small, the cost difference is tiny in absolute terms, and the floor will see commercial-grade traffic per square metre. 0.55mm is the sweet spot for a typical family utility — Karndean Art Select, Karndean Van Gogh and Amtico Form all sit here and all carry premium domestic warranties. 0.7mm is the right answer if the utility doubles as a back-door boot room, dog-washing zone or a route the whole family walks through to reach the garden.

Install Format — Glue Down, Not Click

For a utility room we specify glue down LVT by default and only consider click LVT as an exception. The reason is moisture. A glue-down floor is bonded continuously to the subfloor with no expansion gaps, no air pockets and no joints for water to creep into. A floating click floor has a perimeter expansion gap that has to be sealed properly at every doorway and appliance recess — not impossible, but a maintenance risk you do not need in a wet room. Glue down also handles point loads from washing-machine feet far better than a floating raft. Loose lay is not a utility-room product.

Underfloor Heating

Glue down LVT is the format underfloor heating manufacturers themselves recommend, and a utility room is one of the rooms where UFH delivers the biggest comfort lift — wet socks on a cold morning are no fun. All the glue-down ranges above are compatible with both wet and electric UFH up to a maximum surface temperature of 27°C. Acclimatise the boxes in the room for 48 hours before fitting and follow the manufacturer’s commissioning sequence.

Subfloor and Install Notes Specific to Utility Rooms

Three things to get right. First, the subfloor has to be flat — washing machines on a 3mm hump will walk across the floor on a fast spin. Second, run a continuous bead of silicone around the appliance recesses and behind the skirtings to keep splash water out of the floor edge. Third, where the LVT meets the kitchen or hallway, run the same product through the doorway with no threshold strip if at all possible — a continuous floor reads as a more expensive room and gives you no edge for water to find.
