Office LVT is the largest single category of commercial flooring sold in Britain, and for the same reasons it has come to dominate the domestic market — it is hard-wearing, repairable, dimensionally stable, comfortable underfoot, and quiet enough to live with in an open-plan working environment. The spec for an office is different from a domestic room: heavier wear layer, contract-grade adhesive, often acoustic underlay over a screed, and almost always a glue-down install. Luxury vinyl flooring is the right answer for the majority of office fit-outs we quote on, from a small consulting room to a multi-floor office refurbishment.

What an Office Floor Has to Do
Three things at once. Take continuous foot traffic from staff, visitors and cleaners — typically far above what any domestic room sees. Survive rolling chair castors, which are the single biggest cause of office-floor wear and tear. And do it for fifteen-plus years without needing replacement, because office fit-outs are expensive to redo. The product needs to be commercial-rated, glued continuously to the subfloor, and have a wear layer that handles castor wheels without thinning at the desk positions. LVT — at the right spec — is the only category that ticks all three boxes at sensible cost.
Wear Layer — 0.7mm or 1mm
For an office, never go below 0.7mm, and for any office with rolling chair traffic at every desk we recommend 1mm. The 1mm wear layer is the spec point Amtico Signature and Invictus Maximus are built around and the spec point that carries full commercial warranties. Domestic 0.55mm and 0.3mm wear layers are not intended for an office environment and will wear through at the desk positions inside five years.
Install Format — Glue Down Only
For an office we will only specify glue down LVT. Floating click LVT is not a commercial product — the perimeter expansion gap, the floating raft and the click joint all introduce failure points that an office environment will exploit fast. Loose lay has a niche role in offices where access to subfloor services has to be preserved (data centres, server rooms, raised-access situations), but is not the default.

Acoustic Underlayment in an Office
Open-plan offices are noisy and impact sound from footsteps and chair castors travels through hard floors faster than carpet. On any office fit-out over a sensitive subfloor (timber joist, suspended slab, raised-access), we will normally specify a thin acoustic underlayment between the subfloor and the LVT. This is a contract-grade product, not a domestic underlay, and it adds a few decibels of impact sound dampening without affecting the flatness of the finish.
Subfloor and Install Notes
Commercial subfloors are normally either screed or raised-access deck. Both have to be flat, clean, dry, primed and within the manufacturer’s residual moisture tolerance before any adhesive goes down. On a screed, allow the manufacturer’s stated drying time and use a calcium chloride or relative humidity test if you are not sure. On a raised-access deck, check the panel joints are level and that the deck is rated for the contract-grade adhesive.
