Polyflor Expona Commercial Guide UK – Grosvenor Flooring

Polyflor Expona Commercial Guide UK (2026): The Benchmark Commercial LVT

Polyflor Expona Commercial is the UK’s most-specified commercial luxury vinyl tile range. It is the product architects, contractors and facilities managers reach for when residential-tier LVT is over-specified and full-bore vinyl sheet flooring is under-specified – the middle ground for offices, retail, hospitality, education, light healthcare and commercial fit-out generally. This guide covers the full specification detail, the design library, where Expona Commercial works and where it does not, fitting and supply detail, and the verdict on whether it is the right call for your project.

If you are buying commercial vinyl flooring for the first time, the broader commercial vinyl flooring UK buyer’s guide covers the wider product category. For the full Polyflor brand context, see our Polyflor flooring review. To browse the products, the Polyflor Expona Commercial category page lists every design we stock.

The Short Verdict

Expona Commercial is the right call for commercial environments where genuine commercial-grade durability matters but the full top-tier 0.7mm wear layer of Expona Design is over-spec. It carries a 0.55mm wear layer (twice the residential standard), 80+ designs covering wood, stone and abstract formats, R10 slip resistance, Polyflor’s PUR surface treatment, full BREEAM and WELL documentation, and UK manufacturing in Whitefield. The build is genuinely commercial – the same product specified in NHS estate, corporate offices, retail rollouts, hospitality and education across the UK.

Where Expona Commercial wins: commercial-grade build quality at a moderate commercial price point, the deepest design library on the commercial LVT side, UK manufacturing, full sustainability documentation, R10 slip resistance suitable for most commercial wet zones, and Polyflor’s specifier support network. Where Expona Commercial loses: for top-tier commercial environments (hotels, healthcare, education with very heavy traffic) step up to Expona Design (0.7mm), and for residential price points step down to Camaro (0.3mm).

How Expona Commercial is Built

Expona Commercial is a glue-down dryback LVT product manufactured at Polyflor’s Whitefield factory in Manchester. The gauge is 2.5mm overall, the wear layer is 0.55mm transparent (almost twice the residential standard 0.3mm), and the surface is finished with Polyflor’s PUR (polyurethane reinforcement) treatment. The construction is the classic commercial LVT sandwich: backing layer, decorative print film, transparent 0.55mm wear layer, PUR top coat.

The 0.55mm wear layer is the key specification point. At residential 0.3mm, the wear surface delivers 15 to 20 years of normal home use. At commercial 0.55mm, that lifespan extends to 20 to 30 years of moderate commercial use, or 15 to 20 years of heavier commercial use including offices, retail, schools and similar environments. The wear layer is the buffer that holds up against trolley wheels, chair casters, dragged furniture, point loads and the everyday abrasion of a commercial environment.

Expona Commercial carries Class 23 residential heavy plus Class 33 commercial heavy ratings under ISO 10874 – the standard commercial-LVT classification. It meets EN 13501-1 Class Bfl-S1 fire reaction, R10 slip resistance to DIN 51130, and is fully compatible with both wet and electric underfloor heating subject to Polyflor’s 27 degrees Celsius maximum surface temperature.

The Expona Commercial Design Library

The Expona Commercial library covers 80+ designs split across wood-effect planks, stone-effect tiles, abstract formats and concrete-effect designs. The library is broader than most commercial LVT competitors, which means specifiers can usually match a project brief without compromising on design.

Wood-effect designs cover warm British and Scandinavian oaks (Blond Country Plank, Natural Brushed Oak, Honey Ash), darker rustic options (Smoked Beech, Hand Crafted Walnut), contemporary pale tones, and aged or weathered styling for hospitality interiors.

Stone-effect designs cover slate, limestone, sandstone and contemporary concrete looks suited to commercial bathrooms, reception areas, retail floors and hospitality entrances.

Abstract and concrete-effect designs cover modern commercial styling for office environments, contemporary retail interiors and design-led hospitality where the floor is part of the visual identity.

Every design in Expona Commercial is available in plank or tile format depending on the design type, with consistent specification across the range. The full design library is on the Polyflor Expona Commercial category page.

Where Expona Commercial Works Best

Corporate offices. The benchmark application. Expona Commercial handles chair-caster traffic, walking footfall, dragged furniture and the everyday wear of an office environment. The wood-effect designs match contemporary office styling, the abstract and concrete designs suit design-led offices, and the R10 slip rating covers office washrooms and kitchen areas.

Retail. Suited to mid-tier retail environments – boutique retail, mid-size shops, retail showrooms – where commercial-grade durability matters but the very heavy traffic of top-tier flagship stores does not. For flagship retail, step up to Expona Design.

Hospitality back-of-house and mid-traffic public areas. Hotels typically specify Expona Design for guest-facing public areas and Expona Commercial for back-of-house, staff zones and lower-traffic public areas.

Education. Schools, colleges and university campus buildings specify Expona Commercial across corridors, classrooms, meeting rooms and similar moderate-traffic zones. For very heavy school traffic (main entry foyers, central corridors), Expona Design or Polyflor’s safety flooring sheets are typical step-ups.

Light healthcare. GP surgeries, dental practices, private clinics and similar light healthcare environments specify Expona Commercial. For heavier healthcare (hospital corridors, ward rooms), Polyflor’s healthcare sheet flooring or Expona Design takes over.

Public sector and social housing. Council offices, community centres, social housing common parts – Expona Commercial sits in the sensible commercial price-spec bracket for public-sector procurement, and Polyflor’s UK manufacturing makes the procurement documentation straightforward.

Mixed-use residential-commercial. For projects with both residential and commercial elements (live-work units, ground-floor retail with residential above), Expona Commercial can be specified across both zones for design and procurement consistency.

When Not to Specify Expona Commercial

Heavy commercial environments. If the traffic is genuinely heavy commercial – flagship retail, hotel guest-facing public areas, hospital corridors, university entrance foyers – step up to Expona Design (0.7mm wear layer) for the additional buffer.

Wet-zone commercial environments requiring R11. For wet-zone commercial environments needing higher slip resistance than R10 (commercial kitchens, leisure changing rooms, swimming pool surrounds), specify Expona Control or Polyflor’s dedicated safety flooring sheet products.

Residential installations. Expona Commercial is over-spec for most residential environments. For residential use, specify Polyflor Camaro (0.3mm wear layer) and save the budget.

DIY or unsupervised installations. Expona Commercial requires skilled glue-down installation with proper subfloor preparation, approved adhesive at correct spread rate, and post-fit rolling. It is not a DIY product. For click installation, Polyflor’s residential Camaro Rigid Core covers click LVT (though not at commercial specification).

Expona Commercial vs Expona Design

The two products are Polyflor’s two main commercial LVT ranges and are often cross-shopped. The key differences:

Wear layer: Expona Commercial 0.55mm. Expona Design 0.7mm. Expona Design’s thicker wear layer extends commercial lifespan in heavier traffic.

Design library: Expona Commercial 80+ designs. Expona Design 100+ designs. Expona Design has the broadest commercial LVT design library on the UK market – particularly strong on design-led abstract formats and hospitality-leaning woodgrains.

Price: Expona Design lists higher than Expona Commercial reflecting the thicker wear layer.

Specifier reach: Both are widely specified. Expona Design tends to win in flagship commercial, top-tier hospitality and design-led commercial. Expona Commercial wins in standard commercial fit-out, offices, education and light healthcare.

For most commercial projects, Expona Commercial is the right call. For projects where the wear layer matters (heavy traffic, very long expected service life), step up to Expona Design.

Fitting and Supply Detail

Expona Commercial is glue-down dryback installation. Polyflor’s installation specification calls for a subfloor flat to within 3mm over 2 metres, dry to the right moisture level, sound and clean. Latex screeding is typically required on commercial subfloors before installation. The approved adhesive system is a pressure-sensitive acrylic adhesive applied at the manufacturer’s spread rate.

For commercial fit-outs, installation is typically by specialist commercial LVT fitters with experience of large-format jobs, programme-led delivery, and certificate-of-conformity requirements for project handover. Grosvenor Flooring works with specialist commercial fitters for project-scale Expona Commercial work across the North West.

Lead times for in-stock Expona Commercial designs are typically 1 to 2 weeks from Polyflor’s Whitefield factory. For larger commercial projects, contact us with the project brief, square metreage and programme so we can confirm lead time and supply logistics.

Common Mistakes in Expona Commercial Specification

Over-specifying for residential use. If the installation is genuinely residential (family home, no commercial element), Polyflor Camaro at 0.3mm is the right call and saves budget. Expona Commercial’s 0.55mm is built for commercial wear that residential use will never reach.

Under-specifying for heavy commercial. If the installation is flagship retail, hotel guest-facing or university foyer with very heavy daily traffic, Expona Design’s 0.7mm wear layer is the better call. Specifying Expona Commercial saves cost up front but the wear layer reaches end-of-life sooner.

Missing the R11 step-up for wet zones. Expona Commercial is R10. For commercial wet zones requiring R11 (commercial kitchens, leisure changing rooms, swimming pool surrounds), step up to Expona Control or Polyflor safety flooring sheet.

Cutting corners on subfloor prep. The single biggest cause of commercial LVT failure is poor subfloor preparation. For commercial work, the spec calls for proper screeding, moisture testing, full latex screed where required, and a clean dry sound substrate. Cutting corners here is false economy.

Wrong adhesive. Polyflor’s installation specification calls for the brand’s approved adhesive at the correct spread rate. Substituting a cheaper or different adhesive risks bond failure, plank lifting under furniture or trolley traffic, and warranty invalidation.
