WHAT FLOORING DOES BOVIS HOMES OFFER?

Bovis Homes’ standard specification varies by development but typically includes basic carpet and vinyl sheet flooring. Upgrades to luxury vinyl tile, engineered wood or premium carpet are offered as optional extras. The flooring brands available commonly include Amtico, Karndean and Moduleo.

These are premium products and genuinely excellent choices for a new build. The issue is not the product — it is the price. Developer upgrade quotes carry a substantial markup over what the same flooring costs through an independent retailer, and the gap only widens the more rooms you include.

By sourcing the same products independently, most buyers find they can floor their entire home for comfortably less than the developer would charge for just the ground floor.

WHY SOURCE YOUR FLOORING INDEPENDENTLY?

There are four practical reasons to look beyond the options meeting:

1. Meaningful cost savings. The markup on flooring upgrades through housebuilders is substantial. By buying through a specialist flooring retailer, you get the same branded product at a significantly lower price — freeing up budget to upgrade more rooms, choose a higher-spec range, or simply spend less.

2. A much wider product range. Bovis Homes’s options list covers a handful of ranges from two or three brands. By sourcing independently, you can choose from the full catalogues of Amtico, Karndean, Moduleo, Project Floors, Invictus, Nordikka, Brampton Chase, Textures, Elements Inspirations and engineered wood flooring — hundreds of designs rather than a curated shortlist.

3. Professional fitting by specialists. Housebuilder flooring is typically installed by general site trades, not dedicated flooring fitters. An independent flooring retailer will either supply for your own installer or provide their own experienced team who fit LVT and engineered wood day in, day out.

4. Direct warranty support. When you buy through an approved retailer, your manufacturer warranty is registered directly. With a housebuilder upgrade, warranty claims often become a game of finger-pointing between the developer and their subcontractor.

BEST FLOORING FOR BOVIS HOMES NEW BUILDS

Most Bovis Homes homes feature underfloor heating (UFH) as standard, open-plan kitchen-living layouts, and concrete screeds to ground floors. This combination suits two flooring types particularly well:

Luxury Vinyl Tile (LVT)

LVT is the most popular choice for new-build buyers and for good reason. It is thin, thermally conductive (ideal over UFH), waterproof, and available in realistic wood and stone effects. It works beautifully across open-plan ground floors and is practical in kitchens, hallways and bathrooms.

Depending on your budget and design preference, these are the ranges we supply most often to new-build home buyers:

  • Amtico — the brand most frequently requested by new-build buyers. Choose from First (entry level), Spacia (the most widely specified residential range), Form (mid-premium with enhanced wear layer) or Signature (unlimited laying patterns, lifetime warranty). All compatible with underfloor heating.
  • Karndean — exceptional textures and finishes. Knight Tile offers outstanding value for whole-house installations, Van Gogh is their most popular mid-range collection, and Art Select delivers premium hand-finished designs.
  • Moduleo — frequently offered by housebuilders, but at a fraction of the developer price when sourced direct. A well-established brand with a strong range of wood and stone effects.
  • Project Floors — a commercial-grade glue-down LVT with exceptional durability, available in herringbone, chevron and wood plank formats.
  • Invictus — premium quality without the premium-brand price tag. An excellent alternative if you want commercial-grade durability on a sensible budget.
  • Nordikka, Brampton Chase, Textures and Elements Inspirations — all offer outstanding value for whole-house LVT installations and are available to order online with nationwide delivery.

Engineered Wood Flooring

For living rooms, dining areas and bedrooms, engineered wood flooring provides the warmth and character of real timber with the dimensional stability needed over underfloor heating. Engineered boards are less prone to expansion and contraction than solid wood, making them the right choice for new-build screeds.

WHAT TO KNOW BEFORE YOU INSTALL

Screed drying time. New-build concrete screeds can take months to dry fully. Moisture levels must fall below 75% relative humidity before standard adhesive installation. If your screed has not yet dried to that level, a damp-proof membrane (DPM) can be applied to screeds with moisture readings up to 99% RH, allowing installation to go ahead without waiting. A reputable fitter will always test moisture levels and recommend the right preparation before starting work.

Builder warranty. Sourcing flooring independently does not affect your NHBC or builder warranty. Flooring is a cosmetic finish, not a structural element. You are free to choose any supplier and installer.

Timing. You can order your flooring before completion and have it delivered ready for fitting once you have the keys. Many of our customers arrange installation within the first week of moving in.

FREQUENTLY ASKED QUESTIONS

Can I get the same Amtico or Karndean that Bovis Homes offer?

Yes. We are approved retailers for every brand we sell, including Amtico, Karndean, Moduleo and all other brands listed on this page. The products are identical — the only difference is the price.

Will I lose my builder warranty if I source flooring independently?

No. Flooring is a cosmetic finish and is not covered by or conditional upon your NHBC or builder structural warranty. You are free to use any supplier.

How soon after completion can I have flooring fitted?

With a DPM applied, installation can often proceed shortly after completion even if the screed has not fully dried. Without a DPM, the screed must reach below 75% RH first — typically 4 to 12 weeks after the slab is poured, depending on conditions. We always test before fitting.

Do you deliver nationwide?

Yes. We deliver to any UK address. Many of our new-build customers are outside our local supply-and-fit area and order for delivery with their own installer arranging the fitting.

Is LVT or engineered wood better over underfloor heating?

Both work well. LVT is thinner and transfers heat marginally faster. Engineered wood provides a warmer, more natural feel underfoot. The right choice depends on the room — many new-build home buyers use LVT in kitchens, hallways and bathrooms, and engineered wood in living rooms and bedrooms.
