Buyers who spec the floor at the material tier and forget the fitting cost end up materially over budget on the fitted project total and that gap tends to be a lot larger than the buyer expects. This guide covers what drives the cost of a fitted engineered wood project, what’s included in a Grosvenor fitted quote and what typically sits outside it. How Engineered Wood Installation Costs Break Down
A fitted engineered wood project has four cost buckets: material, delivery, fitting labour and any subfloor or peripheral rework. Understanding what sits in each bucket is the fastest way to sense-check a fitted quote against the market rate.
Material. The floor itself at the brand’s supply-only per-m2 rate. Premium engineered wood brands like Kahrs, V4 and Parador publish per-product RRP; the material cost of your project is a direct m2 x rate calculation.
Delivery. UK mainland delivery on drop-ship premium brands (Kahrs, V4, Parador, GF own-brand) is typically included in the supply-only price. For supply-and-fit projects delivery is embedded in the quote.
Fitting labour. The rate charged for the installer’s time. Straight plank is the cheapest per-m2 fitting cost. Herringbone and chevron carry pattern-format premiums because setting-out, cutting and boundary work all take longer per m2. Every fitting quote we issue reflects the specific format and layout of the project.
Subfloor preparation and peripheral work. The most variable of the four cost buckets. A dry, flat, sound subfloor needs almost no prep. A cracked screed, an old plywood floor with springy boards or a moisture-affected slab can add materially to the fitted project total. Discussed in more detail below.
What Drives the Fitting Rate
Every engineered wood fitting quote we issue is calculated against the specific format and layout of the project. The cost drivers are consistent across brands and specifications.
Format: Straight Plank vs Herringbone vs Chevron
Format is the single biggest driver of per-m2 fitting cost. Straight plank fitting is the cheapest per-m2 rate; boards are laid parallel to a chosen wall on the brand’s locking joint (Kahrs Woodloc, V4 5G, Parador click) or in a full-bed glue-down installation. Herringbone fitting takes materially longer per m2 than straight plank because of pattern setting-out, alternating Left and Right hand boards, 90-degree corner geometry and boundary cutting where the pattern meets the walls. Chevron 45 degrees takes longer again because the 45-degree cut geometry has to be maintained precisely along both the pattern centreline and the wall boundaries.
Room Complexity
A simple rectangular room is the cheapest per-m2 to fit. Rooms with radiators, chimney breasts, staircases, alcoves, non-rectangular shapes or multiple doorways cost more because each obstacle requires additional setting-out and cutting. The same 20 m2 floor area can vary materially in fitted cost depending on room shape.
Installation Method: Floating vs Glue-Down
Floating installation on a Woodloc, 5G or click joint is the standard-cost approach. Glue-down installation with a full-bed adhesive between the floor and the subfloor adds to the fitted rate because of the adhesive material cost and the additional labour required. Glue-down is specified on 2-layer parquet ranges that don’t offer floating (Kahrs Piazza, Kahrs Large Herringbone) and on projects where movement should be minimised.
Subfloor Readiness
A dry, flat, sound subfloor sits at the standard fitting rate. Any subfloor prep needed is priced as a separate line item on the quote.
Frame Border Layouts
Herringbone floors laid with plank frame borders (Kahrs Piazza planks around Large Herringbone patterns, or Parador plank borders around Trendtime 3 herringbone) carry additional fitting time on top of the herringbone rate. The border boards have to be sequenced correctly, mitred at the corners where visual quality demands it and set out to accommodate the herringbone pattern inside them.
Material Overage by Format
Every engineered wood project needs material ordered above the exact floor area figure because offcuts, damaged boards and setting-out losses consume some percentage of every pack. Overage figures we use across the format spread:
- Straight plank in a rectangular room: 5-8% overage above the exact m2
- Straight plank in a complex-shape room: 8-10% overage
- Herringbone in a rectangular room: 10-15% overage
- Herringbone in a complex-shape room: 15-20% overage
- Chevron 45 degrees: 12-18% overage regardless of room shape
- Framed herringbone with plank borders: herringbone material at the above percentages plus additional border plank
Overage calculation is done at quoting time against your actual room dimensions.
Subfloor Preparation: The Swing Item
Subfloor preparation is often what moves a fitted quote up or down materially. Every engineered wood fitting quote assumes a dry, flat, sound subfloor. Where the subfloor doesn’t meet that spec, prep work adds to the cost as separate line items on the quote.
Latex screed for minor levelling. Used to correct dips, high spots and minor unevenness. Standard on most refurb projects where the existing floor has some wear.
Plywood overlay for old timber subfloors. Used when the existing timber subfloor is sound but not flat enough for direct floor installation. The plywood delivers a stable, flat surface for the engineered wood.
Full subfloor rework. Used when the existing subfloor is unsound, moisture-affected or needs significant rebuild. Priced against the specific project.
Moisture testing and remediation. Priced against the specific spec. Concrete slabs particularly need moisture testing before installation and remediation adds cost where the reading is above the manufacturer’s threshold.

- Skirting board removal and refit. Where new skirting is needed or existing skirting must be lifted and re-fitted.
- Door and threshold rework. Trimming doors to accommodate the new floor height, or installing new thresholds between rooms.
- Staircase risers and treads. Engineered wood on staircases is a separate specification typically quoted as an add-on.
- Underfloor heating installation. UFH itself is a separate trade. We fit engineered wood over existing UFH systems but don’t install UFH.
- Old floor removal and disposal. Uplift of the existing floor covering and waste disposal is priced against the specific job.

Why is herringbone fitting more expensive than straight plank?
Pattern setting-out takes longer than a straight-plank kickoff, 90-degree corner geometry has to be maintained across every board pair and boundary cuts at wall lines take significantly longer than parallel-to-wall plank cuts. Why is chevron more expensive than herringbone?
The 45-degree cut geometry on every board end requires more precise cutting and setting-out than herringbone’s 90-degree corner geometry. Chevron patterns are also less forgiving of small errors because a mis-cut board disrupts the V-formation visibly.
Do you fit over underfloor heating?

How much material do I need to order?
Depends on room shape and format. Straight plank in a rectangular room orders at 5-8% overage above exact m2. Herringbone in a rectangular room orders at 10-15% overage. Chevron and irregular-shape rooms order at 12-20% overage. Every quote calculates the exact overage against your actual dimensions.
How long does an engineered wood installation take?
A typical single-room straight plank installation takes 1-2 days for a fitter working alone. A whole-floor multi-room straight plank installation typically runs 3-5 days. Herringbone takes longer per m2 (typically an additional day per 20-25 m2 of pattern floor). Framed herringbone with border planks takes longer again.
Can I fit an engineered wood floor myself and save the labour cost?
You can, but two considerations. First, warranty. Some manufacturer warranties require professional installation. Second, herringbone and chevron are technically demanding to fit well; DIY errors on pattern setting-out compound visibly across the room. Straight plank floating installations are within reach of a competent DIYer for a single room. Pattern-format installations we recommend leaving to professional fitters.
