Amtico Spacia Guide

Amtico Spacia Guide – Grosvenor Flooring

Amtico Spacia: The Complete UK Buyer’s Guide

Spacia is Amtico’s most widely specified residential range and the one most buyers end up choosing. It sits in the middle of the Amtico line-up – more hard-wearing than entry-level First, more accessible than Form or premium Signature – and for most homes it lands at exactly the right balance of durability, design choice and value. This guide explains what Spacia actually is, how its design library is structured, the specification that matters, where it fits against the rest of the Amtico family, and how to look after it.

Grosvenor Flooring is an Amtico Approved Retail Partner. We supply and fit Spacia regularly, so this guide is written from a retailer’s perspective rather than brand marketing – what Spacia is genuinely good at, where another range might suit you better, and what to get right at installation.

What Is Amtico Spacia?

Spacia is a luxury vinyl tile (LVT) range – a glue-down (dryback) product bonded directly to a prepared subfloor with Amtico’s specialist adhesive. It is designed and manufactured at Amtico’s factory in Coventry, the same UK site that produces every other Amtico collection.

The defining feature of Spacia is its 0.55mm wear layer protected by Quantum Guard Elite, Amtico’s polyurethane reinforced (PUR) surface coating. That wear layer is a clear step up from the 0.3mm layer on Amtico First, and it is what makes Spacia suitable for every room in a typical home – including kitchens, hallways and bathrooms – rather than just lower-traffic spaces. Spacia carries a 20-year residential warranty when professionally installed.

Because it is a thin, glued-down tile, Spacia gives a seamless, solid finish underfoot with no movement at the joints. It is the format Amtico’s design system is built around, and it is what most interior designers specify when they want a genuine Amtico floor at a sensible price point.

The Amtico Spacia Design Library

Spacia has one of the broadest design libraries in UK LVT, split across three main aesthetics:

Wood-effect planks – this is where most Spacia volume goes. Oak dominates the range, in tones running from pale and limed through warm mid-browns to deeper, darker timbers. The current range includes long-standing favourites such as Traditional Oak and Honey Oak alongside newer designs like Kew Oak, Wenlock Oak, Guild Oak, Langford Oak, Carmel Oak and Tetbury Oak, plus walnut and ash effects and timber looks such as Cabin Timber. The grain embossing closely follows the design for a realistic surface underfoot, and the plank sizes suit both standard and longer-board layouts.

Stone and tile effects – limestone, travertine, slate and concrete looks in square and rectangular tile formats, including designs such as Travertine Grigio, Temple Stone, Draycote Stone, Dover Stone and Mantle Stone. Commonly chosen for kitchens, utility rooms and bathrooms where a stone aesthetic is wanted without the cost, cold or fragility of real stone.

Abstract and contemporary designs – a smaller selection of contemporary and concrete-look surfaces, including designs such as Como, Piazza Caldera, Cementa Bilbao and Vesper, for design-led or contemporary schemes.

Spacia can also be laid in herringbone and parquet patterns when the right plank sizes are paired with a skilled fitter – our Amtico herringbone laying patterns guide and Amtico laying patterns guide cover the pattern options in detail. For a full view of colours and finishes across the brand, our Amtico designs, colours and patterns guide is the place to start.

Amtico Spacia Specification

The headline specification for Spacia is a 0.55mm wear layer with Quantum Guard Elite PUR coating, and a 20-year residential warranty. The wear layer is the part that determines how the floor handles daily life – scuffs, grit, pets, furniture movement – and 0.55mm is a solid heavy-residential rating that suits busy family homes.

Spacia is a glue-down tile in Amtico’s standard residential gauge. It is compatible with underfloor heating subject to Amtico’s temperature limits, and the Quantum Guard Elite coating gives it strong resistance to staining and surface marking. For day-to-day life it behaves like a premium floor: quiet, solid, easy to clean and slow to show wear.

Where Spacia Fits in the Amtico Range

Amtico produces four glue-down residential ranges, and Spacia sits second from entry level. The simplest way to understand the line-up is by wear layer:

Amtico First has a 0.3mm wear layer and a 15-year warranty – the entry point, best for bedrooms and lower-traffic rooms. Spacia steps up to 0.55mm and a 20-year warranty – the all-rounder for whole-home projects. Amtico Form moves to 0.7mm, a 30-year warranty and added antimicrobial protection with deeper texture. Amtico Signature is the premium tier at 1.0mm with a lifetime residential warranty and bespoke layout options.

There is also Amtico Click Smart, which shares the same 0.55mm wear layer as Spacia but uses a rigid core click system instead of glue-down – a floating floor for renovations and faster fits. If you like Spacia’s specification but want a click floor, Click Smart is the direct equivalent.

Practical rule of thumb: Spacia is the default recommendation for most Amtico buyers. Step down to First only if budget is the main constraint and the rooms are low-traffic; step up to Form or Signature if you want a heavier wear layer, a longer warranty or bespoke design work.

Installation: What to Know Before You Buy

Spacia is a glue-down LVT and needs a flat, dry, well-prepared subfloor. Because the tile is thin, any ridge, lump or nail head will eventually telegraph through the surface, so proper subfloor preparation – and self-levelling compound where needed – is not optional. It is the single biggest factor in how good the finished floor looks and how long it lasts.

Spacia must be installed with Amtico’s approved adhesive system. Using the wrong adhesive is one of the most common causes of warranty rejection, and it is exactly the kind of detail an Amtico Approved Retail Partner gets right. Amtico’s warranties are conditional on professional installation by an approved retailer, which is why buying through an approved retailer is the mechanism that validates your cover rather than just a commercial preference.

Spacia in Kitchens, Bathrooms and High-Traffic Areas

Spacia’s 0.55mm wear layer makes it suitable for every room in a typical home. In kitchens it handles dropped pans, dragged stools and the constant traffic of a busy room – use felt pads under chair and table legs and a mat in the sink and appliance zone. In bathrooms it copes with splashes and mopping when the perimeter is correctly detailed; it is highly water-resistant, though as a glued tile the edge sealing matters.

In hallways and open-plan living spaces, Spacia holds its finish well through years of normal residential traffic. For most family homes it is the right specification across the whole floorplan, giving consistent quality from the front door through to the kitchen.

Amtico Spacia and Underfloor Heating

Spacia is compatible with both wet and electric underfloor heating systems, subject to Amtico’s maximum surface temperature of 27°C. As a thin glued-down tile it transfers heat efficiently, which makes it a strong choice for heated floors. Use a floor sensor rather than relying on a room thermostat, and follow Amtico’s commissioning procedure – a gradual ramp-up and a proper cool-down period before installation. Our guide to Amtico flooring and underfloor heating covers the detail.

Warranty

Amtico provides a 20-year residential warranty on Spacia when the floor is correctly installed and maintained. Commercial use carries different, shorter terms specific to the installation grade. The warranty can be invalidated by incorrect adhesive, exceeding the 27°C underfloor heating limit, water ingress from poor edge detailing, or installation over an unsuitable subfloor. Your installation should be registered with Amtico through your approved retailer at the point of fitting.

Is Amtico Spacia Right for Your Project?

Spacia is the right choice if you want a genuine Amtico floor with a wear layer that suits every room, you are fitting a whole-home or whole-floor project where consistency matters, and you want a broad design library covering wood, stone and abstract looks without stepping into premium pricing. It is the range we recommend by default to customers who come in saying they want Amtico without a fixed view on which collection.

It is the wrong choice if your rooms are genuinely low-traffic and budget is the priority – First may be enough – or if you want the heaviest wear layer and longest warranty, in which case Form or Signature are the better fit. If you need a floating floor rather than glue-down, look at Click Smart.

Amtico Spacia Care and Maintenance

Spacia is a low-maintenance floor once correctly installed. Sweep or vacuum without a beater bar to lift loose grit, and damp-mop with a pH-neutral floor cleaner weekly or as needed. Avoid steam mops at high temperature, abrasive scouring pads, wax polishes and any cleaner not rated for LVT – these are the most common causes of premature wear-layer damage.

Fit felt pads under every piece of furniture and use sliders to move heavy items rather than dragging them. In kitchens, keep a mat under the sink and dishwasher zone to catch repeated drips. Our guide to cleaning Amtico flooring covers the routine and the specific stain treatments in full.

Amtico Spacia in Real Projects

Three customer scenarios account for most of the Spacia we supply and fit:

Whole-home renovation: the most common Spacia project is a single specification run across hallway, kitchen, living areas and utility in one continuous floor. Spacia’s 0.55mm wear layer is rated for every one of those rooms, so there is no need to switch ranges room to room, and the broad design library means one design carries cleanly through the whole floorplan. The visual consistency of an unbroken floor from the front door through to the kitchen is a large part of why Spacia is the default whole-home choice.

Kitchen-diner upgrade: partial renovations where the customer wants a hard-wearing, design-led floor in the busiest room in the house while keeping carpet elsewhere. Spacia handles the constant traffic, dropped pans and dragged stools of a working kitchen, and the mix of wood-plank and stone-tile designs covers both a warm wood look and a contemporary stone finish depending on the scheme.

Buy-to-let and rental refurbishment: Spacia is specified heavily for rental property because it looks genuinely premium while standing up to the wear that comes with tenant turnover. The 0.55mm wear layer and 20-year warranty give landlords a floor that survives several tenancies without looking tired, and stone-effect Spacia in kitchens and bathrooms outperforms laminate or ceramic for longevity in our experience.

Amtico Spacia Frequently Asked Questions

What wear layer does Amtico Spacia have?

Spacia has a 0.55mm wear layer protected by Quantum Guard Elite PUR coating. That is a heavy-residential rating – a clear step up from the 0.3mm layer on Amtico First, and the reason Spacia is suitable for kitchens, hallways and bathrooms as well as living rooms and bedrooms.

Is Amtico Spacia waterproof?

Spacia is highly water-resistant rather than fully waterproof. The tile material does not absorb water, but as a glued-down product it relies on the adhesive bond and correct perimeter detailing to keep water out at the edges. It handles spills, mopping and bathroom use without issue when properly installed. If you want a 100% waterproof construction, Click Smart is the range to look at.

How long does Amtico Spacia last?

Spacia carries a 20-year residential warranty, and in practice a correctly installed and maintained Spacia floor comfortably lasts that long and often longer. The 0.55mm wear layer is designed to absorb years of everyday household traffic before any visible wear appears.

Can Amtico Spacia be laid in a herringbone pattern?

Yes. Spacia is available in plank sizes that support herringbone and parquet layouts when fitted by a skilled installer. See our Amtico herringbone laying patterns guide for the pattern options.

What is the difference between Amtico Spacia and Amtico First?

The main difference is the wear layer and warranty. First has a 0.3mm wear layer and a 15-year warranty, suited to bedrooms and lower-traffic rooms. Spacia has a 0.55mm wear layer and a 20-year warranty, suited to every room including kitchens and hallways. For whole-home projects, Spacia is usually the better long-term choice. See our Amtico First guide for the full comparison.

Can Spacia go over underfloor heating?

Yes – Spacia works with wet and electric underfloor heating subject to Amtico’s 27°C maximum surface temperature. As a thin glued tile it transfers heat well. Use a floor sensor and follow Amtico’s commissioning procedure.
